What can tenants expect when they register with Indago?
When tenants register with our specialist lettings department we will take the time to listen to you and to understand your budget and where you want to be and we will contact you regarding properties that accurately reflect your criteria and budget.
Viewing a potential property to rent:
Once we have identified properties that suit your needs you will always receive written confirmation from the agent who will meet you by way of email detailing the date, time and full address of the property. We strive to always arrive on time but should there be any unforeseen delay we will call or text you in advance so that you are not kept waiting.
Our local knowledge:
We understand how important it is to be given accurate information in relation to the amenities close to the property you are viewing. Our agents know their local area and can answer your questions such walking time to the nearest tube station, best local schools, nightlife etc so that you view the properties best suited to your needs. Ask us something we don’t know and we will find out and let you know as soon as possible.
Deciding to make an offer:
You will never be put under pressure to make your decision, we will of course tell you if there are other potential tenants keen on a property that is of interest to you. We want you to make an informed decision that you are 100% comfortable with. Once you have found the right property in order to secure it and make your offer, a holding deposit is required in order to take it off the open market and your agent will talk you through this process.
What happens to my holding deposit?
The holding deposit, that will be the equivalent to two weeks rent, has to be paid to Indago and held in our client account as a sign of intent from the tenant while we conduct our referencing process. After Indago is in receipt of the holding deposit, we will cease further viewings on the property. The holding deposit will form part of the security deposit, usually the equivalent of six weeks or two months rent. Should the tenancy not go ahead, the holding deposit is fully refundable only in the following circumstances –
1.The landlord decides, for whatever reason, not to let the property to the tenant.
2.The tenant fails the referencing process for whatever reason, other than if they have provided false information to Indago.
3.The property is not ready on the date specified and / or is not as described.
What happens next?
We will then guide you through every step of the process including advising you of which documents we require, associated fees, referencing etc until we reach the date that you move in and we can hand you your keys.
Where is my security deposit kept?
We can assure that your deposit is always protected when you rent a property with Indago. We register your deposit under the TDS (Tenancy Deposit Scheme) and you will receive confirmation from them that it has been received.
How do I get my deposit back at the end of the tenancy?
If we are managing your property on behalf of the landlord we will commission an inventory and a schedule of condition report prior to your tenancy beginning which will be conducted by an independent party. These reports protect both you, as the tenant, and the landlord and they will be used at the end of the tenancy when the property is re-inspected to determine whether or not you will receive your full deposit or have any part retained to reflect any deterioration in the condition of the property.
How do I know the property I rent complies with all safety legislation?
At Indago the safety of our tenants is paramount and we are vigilant about making sure that all of our properties for rent meet all the standards dictated by the current legislation. You will be provided with copies of the relevant safety certificates related to your property as part of the comprehensive welcome pack that you will receive on the day that you collect your keys to move in.
Who do I contact if there is a problem after I have moved in?
If Indago are managing the property throughout the tenancy you will have been assigned a property manager who you can contact at any stage should you have any problems. There will also be an emergency number for ‘out of hours’ contact.
Moving into a new property is all too often a stressful experience and at Indago we want to change that and make it positive and perhaps even enjoyable! We pride ourselves on our professionalism, our attention to detail and to giving the best customer service possible.
What do we charge tenants?
Indago will charge each tenant a fee of £150. This fee is paid at the point of leaving the holding deposit and goes towards the cost of the Home Let referencing application. This tenant fee in non refundable.
If a guarantor is needed for a tenant, a fee of £150 will be charged to reference the guarantor.
The cost of extending and renewing a tenancy is £150.
To change a sharer on an existing contract, the fee is £200 including one tenant reference and contribution to tenancy agreement.

The check out fee will be deducted from the security deposit at the start of the tenancy before the deposit is lodged with the Tenancy Deposit Service.
